In year 1998 I shifted to kanpur and Formed TPS CONSULTANCY with my wife Anju Jhawho also is an Architect ,having done her B.ARCH from Manipal institute of technology.

Job Profile: Conceptual Architectural & Interior Planning, Project Management and coordination with clients and vendors ,Under the banner of TPS ARCHITECTS. We executed more than 80 individual residential ,industrial , retail & commercial building and interior projects in and around Kanpur having built up area of 1000.0sqft to 65000.0sqft. . These works gave RAJNISH REAL 360 DEGREE exposure TO FULL LIFE CYCLE OF PROJECT DELIVERY .This experience gave him the ability to have birds eye view of overall project during every stage of project execution . In these projects usually final user and clients were same hence he had to take complete responsibility for every aspect of the project and be personally accountable for any change or variation in budget , schedule etc which was fixed at conceptualization stage. Briefly in most of the projects scope included:

• Preparation of Site and available resource Feasibility matrix and Analysis report which included suggested solution presented in form sketches and bubble diagrams.

• 16 High end luxury units for Mehrotra Developers at Kanpur Shastrinagar in 7 + stilt tower These are Centrally air conditioned units with one lift per unit. Each unit has covered area of 3000.0 sqft .
• Complete Design & Project management 36 three bed room units in three apartment of Ground +2 For Kanpur Gujrati Society at Civil Lines Kanpur Behind Green Park Cricket Stadium( Total Construction Cost was around 3.5 cr. ) .
• Complete Architectural & Engineering services for Shopping Complex For Ajay Builder With Double Basement and Sale area of 12000.0sqft for Garment market at Cooperganj Kanpur ( Project Cost was 60 lakh ).
• Complete Design & PMC For Public School DURGA PRASAD VIDYNIKETAN at Gujaini Kanpur for Dainik Jagran Group. FIRST PHASE ( 35000.0SQFT GROUND+1).Awarded Rs50000/ by Rotary Club Kanpur For Executing this Project in Record 90 days .
• Complete Architectural & Engineering services for 40000.0SQFT RCC STRUCTURE WITH RCC FLAT ROOF 14’ HEIGHT for Seed Processing Unit with 10000sqft as Cold storage for Awasthi Seed Corporation at Lalbungla kanpur .
• Complete Design & PMC For 8000sqft Luxury Villa FOR Dr. O.P. BHATT AT Moti Mill Campus ( Adjoining Rave- 2 Mall )at Kanpur . This was an highly appreciated design for being tailored as per life style and security needs of the user .New concept of Connecting Parking & Clinic area in basement to living area . Living area had double height Roof . Servant rooms were placed on Terrace with separate spiral stair from outside .( Project Value 1.0crore ) .
• Turnkey Interior project For L&T at office area of NIB Noida sector 62 in 2500sqft and Furniture’s in Lab area (Project Value 25 lakh . L&T rewarded us Rs50000/ for maintaining high standards of Site Safety in year 2005) .
• Turnkey Interior For 7 offices of Appolo Sindhoori in Lucknow , Kanpur , Allahabad , Benaras , Agra , merrut , Gaziabad ( Each office of around 500sqft valuing 5lakh and was done in 20 days after site handover and Coordination with Client was done on Internet using web cam ).
• Site Survey + Geotech tests and Architectural and Building plan for 6 SITES OF RELIANCE ENERGY FOR 33KVA SUBSTATION in west U.P. ( Our Fee was 2 lakh per site and service delivered in 20 days . We coordinated 4 Geotech agency for covering 6 sites spread in 4 districts of U.P. Again all coordination was done on Internet Using web cam )
• Turnkey Interior for SIDBI branch office at Kanpur , Krishna Tower adjoining Stock Exchange . Area 7000sqft ( Project Value 42 lakh in 2002) .
• Interior Planning and Construction Documentation for SIDBI Branch Office at Dehradun Uttarakhand area 5000sqft ( we received 1.0lakh as fee in year 2002).
• Complete Design & PMC for Factory Building for SAROJ TEXTILES at Dadanagar Kanpur . AREA 20000.0SQFT ( We received Fee of 3.0lakh and project construction cost was 80lakh in 2003).
• Interior Planning and Construction Documentation For Dakshin Restaurant ( Franchise ) at Arya Nagar Kanpur in 2000sqft.
• Interior Planning and Construction Documentation For Franchise Branch of NIIT at Lalbungla Kanpur 3000sqft .
• Complete Design & PMC For Yamha Showroom at Lalbungla Kanpur 12000sqft .
  
• Turnkey Interior and civil alteration work for Pakwan Restaurant at Kakadeo.
  
• Complete Design & PMC For Branch Office & Guest House of UCO bank 6000sqft at Kanpur in Campus of Ordinance Factory .

We also did plenty of Residential Architectural & Interior Jobs valuing 5 lakh to 50lakh with very modest specification and low cost as well as with rich specification. For these Middle income group clients we also use to facilitate Home Loans from SBI & UCO bank as we were on there panel .
